Fire Rated Door Materials: What's Actually Used in Dubai

Galvanized Steel (Metal) Fire Doors

The most common choice for Dubai commercial and industrial projects. Cold-rolled galvanized steel sheets over a laminated core, with steel stiffeners and a hemmed, mechanically interlocked construction. Steel doors handle high-traffic areas, mechanical rooms, loading docks, and stairwells well — durable, low-maintenance, and not prone to warping in Dubai's heat and humidity the way some wooden doors can be.

Wooden Fire Rated Doors

Common in hotel corridors, office interiors, and residential applications where appearance matters. Built with a fire-resistant core (mineral wool or gypsum) wrapped in veneer. Aesthetically pleasing and sound-dampening, but generally costs more than steel for an equivalent fire rating and needs more careful maintenance.

Glazed / Glass Fire Doors

Steel or aluminum-framed doors with fire-resistant glazing, used where visibility matters — stairwells, corridors, reception areas, egress routes where sightlines aid wayfinding. More expensive than a solid door of the same rating.

Single Leaf vs Double Leaf: Which Do You Need?

Single leaf fire doors suit standard openings — offices, plant rooms, individual stairwell access points. Double leaf doors are specified where the opening needs to be wider — loading areas, larger mechanical rooms, or any doorway that needs to pass equipment or furniture through. Both configurations are available with standard lever handle hardware or panic bar / exit hardware for fire exit door applications.

  • Single vs double leaf — double leaf doors cost more due to the additional leaf, frame width, and hardware
  • Fire rating — higher-rated doors (FD90, FD120) generally use thicker cores and more robust seals than FD30/FD60
  • Glazing — vision panels and fire-rated glass add cost over a flush panel door
  • Frame type — knockdown frame vs groove frame with kerf gasket
  • Hardware — standard lever handle vs panic bar / exit device, plus closers and seals
  • Finish — standard RAL colors vs metallic or special RAL finishes (typically charged additionally)
