If your swing gate is not opening or closing, you are not alone. Dubai villa owners and facility managers deal with this constantly, because heat, dust, humidity and daily use wear on hinges, arms and electronics. This guide explains the most common causes in plain language, what you can safely check first, and when to call a professional in Dubai or anywhere in the UAE.

Quick Safety Note First

A swing gate leaf is heavy and can injure people or damage cars. Switch off the power before touching arms, hinges or wiring. Never bypass photocells or safety devices to "just get it working".

Most Common Swing Gate Problems in Dubai

1. Gate does nothing when you press the remote

  • Remote battery flat or the transmitter out of range.
  • No power to the control board: check the breaker, fuse and any power cut or tripped RCD.
  • Receiver or antenna fault, or a remote that lost its memory in the control board.

2. Motor hums but the gate does not move

  • Gate is manually released (release key or lever left in release position).
  • Leaf is binding: sagging hinges, a bent leaf, or sand and debris under the gate.
  • Weak capacitor on AC motors, or a worn motor or gearbox.

3. One leaf opens, the other does not (double swing gates)

  • Second operator is disconnected, or its wiring or limit settings are wrong.
  • Leaf delay set incorrectly so the leaves collide.
  • One operator is undersized for a heavy or wide leaf.

4. Gate opens but will not close

  • Photocells blocked, dirty or misaligned. This is the number one cause. Wipe the lenses and check nothing is in the beam, including overgrown plants.
  • Auto-close timer disabled or a safety input stuck open.
  • Obstacle detection triggered by a stiff gate that needs more force than the operator allows.

5. Gate stops partway, reverses or jerks

  • Limit or stroke settings need re-learning after hinge or arm adjustment.
  • Obstacle sensitivity set too high, or a worn arm joint causing resistance.
  • Gate leaf out of level so it rubs the ground at one point.

UAE Conditions That Make Gates Fail Sooner

  • Heat: summer temperatures dry out grease, stress plastic parts and shorten electronics life.
  • Dust and sand: build up on photocells, hinges and arm joints.
  • Humidity and coastal air: corrodes unprotected hinges, terminals and control box seals.
  • Power dips and cuts: can corrupt settings. A battery backup or surge protection helps.

Safe Checks You Can Do Yourself

  1. Switch off power, release the operator and move the gate by hand. It should swing freely with light effort. If it is stiff, the problem is mechanical, not the motor.
  2. Look for sagging hinges, cracked welds, bent arms and debris in the swing path.
  3. Clean and align photocells, then test the gate again.
  4. Replace remote batteries and test with a second remote.
  5. Check the breaker and power supply to the control box.
  6. Re-lock the operator after testing, so it is not left in manual release.

If the gate still misbehaves, stop. Repeated forced operation can burn out the motor or board and turn a small fix into a replacement.

When to Call a Technician

  • Burning smell, sparks or a tripping breaker.
  • Error beeps or flashing codes on the control board.
  • Gate leaf is heavy, bent or the hinges are failing.
  • Operator is old, leaking oil (hydraulic types) or has stripped gears.
  • The gate is a safety risk to children, pets or vehicles.

Repair or Replace?

Repairing makes sense for fixing photocells, remotes, hinges, boards and arms. Consider replacing the operator if the motor is failing repeatedly, spare parts are no longer available, or the gate has outgrown its operator.
