Sliding Gate Rack and Pinion Replacement Dubai: Signs & Fixes
A sliding gate that jerks, grinds or stops halfway is often not a motor problem at all — it is a worn or misaligned sliding gate rack and pinion. In Dubai, sand, humidity and summer heat wear racks faster than most owners expect. This guide explains the warning signs, the rack options, and when to repair or replace in a villa or commercial property across the UAE.
How the Rack and Pinion Works
The motor turns a toothed pinion gear. The pinion meshes with a rack — a toothed strip fixed along the gate leaf — and pushes the gate along its track. If the teeth are worn, the rack is bent, or the pinion height is wrong, the gate loses smooth drive even when the motor is healthy.
Warning Signs the Rack Needs Attention
- Grinding or clicking noise while the gate moves.
- Jerky movement or the gate hesitating at the same spot every cycle.
- Broken or chipped teeth on nylon rack sections.
- Rack sagging or visibly bent between mounting points.
- Pinion wear — shiny, flattened or metal-dust-covered teeth.
- Gate stops and reverses for no clear reason (the motor senses resistance).
Rack Types: Nylon vs Steel
- Nylon-covered (steel-core) rack — quieter and common on residential villa gates. Good for light to medium leaves.
- Galvanised steel rack — stronger and more durable, preferred for heavier commercial and industrial gates.
The rack module (tooth size) must match the pinion of your operator. Brands such as BFT, CAME, FAAC and NICE each specify compatible racks, so always match the operator model before ordering. Using the wrong module is a common cause of repeat failures.
Why Dubai Conditions Accelerate Wear
- Sand and dust build up in the teeth and act like an abrasive.
- Humidity and coastal air corrode steel parts and fixings (see our guide on gate motor corrosion protection in Dubai).
- Summer heat can make plastic and nylon components brittle over time.
- Ground settling shifts the track, changing the rack-to-pinion gap.
Repair or Replace? A Quick Checklist
- Disconnect power and release the motor to move the gate by hand — if it moves stiffly, check the wheels and track first.
- Inspect each rack section for cracked, missing or worn teeth.
- Check that the rack is level and mounted straight along the whole gate length.
- Look at the pinion for flattened or damaged teeth.
- Confirm the pinion sits correctly on the rack with a small, even clearance — not jammed tight and not floating.
Repair is usually enough for a loose fixing, a single damaged section, or re-alignment. Replace the whole rack when many teeth are worn, the rack is corroded or bent, or the pinion has to be replaced too.
Prevent Repeat Failures
- Clean sand and debris from the rack and track regularly.
- Lubricate as the operator manufacturer recommends.
- Keep the gate wheels, track and guides in good condition so the rack is not carrying the load.
- Make sure safety devices work — see photocell safety sensors for gates.
- Book routine servicing through an Annual Maintenance Contract (AMC) so wear is caught early.
